Guaranteed Rent vs a Traditional Letting Agent: Which Is Right for You?

If you are tired of chasing rent and coordinating repairs, you have two main options: hand the property to a traditional letting agent, or sign up to a guaranteed rent arrangement. Both can work. The right choice depends on what you value most.

How a traditional letting agent works

A fully managed letting agent finds a tenant, collects the rent and handles maintenance on your behalf. Their fee is usually a percentage of the monthly rent, often in the region of 10–15% plus VAT for full management, and many charge extra for tenant-find, renewals and inventories.

You receive the full market rent, minus fees.
You still carry the risk of empty periods (voids) and unpaid rent.
The quality of service varies widely between agents.

How guaranteed rent works

With guaranteed rent, a company agrees to pay you a fixed monthly amount for an agreed term, whether or not the property is occupied. In return, the rent is usually set a little below the open-market level.

Predictable income every month, with no voids.
No chasing individual tenants for payment.
Less day-to-day involvement, as the operator handles tenants and most of the management.

Questions to ask any guaranteed rent provider

Who pays the rent, and where does their income come from?
How long is the agreement, and what are the notice terms if you need to sell?
Who is responsible for which repairs, and how are costs reported?
How often is the property inspected, and will you see the evidence?
Who keeps the gas, electrical, EPC and licensing compliance up to date?
What condition will the property be in when it is handed back?
Can you check the company on Companies House, and will they give you references?

Which is right for you?

If you want the highest possible headline rent and are comfortable carrying some risk, a good letting agent can be the right fit. If you value certainty, fewer phone calls and a property that is looked after on a schedule, guaranteed rent is often the better match.
